What the AI Proposal Analyzer Will Do

The AI Proposal Analyzer will read a commercial roofing proposal — uploaded as a PDF or photo — and produce a structured analysis covering every critical specification. Most building owners receive proposals filled with technical language, abbreviations, and industry-specific terms that make it difficult to evaluate what is being offered. This tool will bridge that gap by translating the proposal into plain-language analysis.

Planned Capabilities

• Specification extraction. The AI will identify and extract the membrane system type, manufacturer, thickness, attachment method, insulation type and R-value, warranty type and term, scope (tear-off vs. recover), and all flashing and detail specifications.
• Gap identification. The analyzer will flag items that are missing from the proposal — specifications that a complete proposal should include but that this one omits. Missing items often become change orders or scope disputes during the project.
• Price benchmarking. The tool will compare the proposal's cost per square foot against current market ranges for the specified system, adjusted for the Gulf Coast region. You will see whether the pricing falls within the expected range or appears unusually high or low.
• Warranty analysis. The AI will evaluate the warranty specification, explain what it covers and does not cover, and note whether the warranty type matches the system specification and contractor qualifications required by the manufacturer.
• Energy code check. For tear-off projects, the analyzer will verify whether the specified insulation R-value meets the current energy code for the building's location.
• Questions to ask. Based on the analysis, the tool will generate a list of specific questions to ask the contractor before signing — addressing gaps, ambiguities, and items that need clarification.
